Spark at Midtown
Igniting a thriving community, promoting healthy living, educational opportunities, neighborhood engagement and connectivity in the city of Long Beach, CA. The Spark provides 95 residential units of affordable housing for low-income families and homeless populations. This infill site offers ground-floor community activation, an engaging outdoor public parklet, and a YMCA for public use.

The Orchard
This unique urban destination includes 163 residential units, 23,000 S.F. of retail space, and Laemmle Theater in the Azusa California’s Downtown District. History plays an important role at The Orchard - the name itself is a direct tie to the city’s heritage and celebrates the citrus culture. The design follows Route 66 District design guidelines, which creates a distinct sense of place and character.

Las Ventanas
A catalyst project at an important Metro stop, and the first of its kind in the new Midtown Specific Plan area in Long Beach California to spur redevelopment of parking lots and low intensity uses. The Bold architectural statements and vibrant colors bring 102 affordable family apartments, retail, and a public square to the street corner. An interior lobby and resident amenity spaces line the boulevard. Units are strategically positioned around podium courtyard.
