THE STORY
Along the North-East edge of Carpinteria, the Seahouse site is surrounded by lush agricultural land on three sides and conventional townhome developments to the west. Backdropped by gorgeous mountain views, it is a desirable housing location due to close proximity to downtown Carpinteria shops and markets, along with access to the nearby Santa Barbara beaches and outdoor attractions.
The nature of the site presented a challenge, comprising of existing structures, historic oak trees, and a natural spring on the property. The land was purchased by our client with an original entitlement, but it needed additional city entitlements and permits. With a fresh design approach, our team introduced a new site plan with housing products that remained within 10% variance of the original footprints, market segmentation through differing product types, and engaging elevations.
The homes showcase similar architectural styles with variation in product type - from stacked flats and townhomes to detached single family homes. Coastal farmhouse inspired elevations reinforce the agricultural authenticity of the site. Each product includes a deck and patios, inviting the outdoors in, as well as 1-2 car garages. Community amenities are oriented around the preserved oak trees throughout the site. An outdoor pavilion serves as the community living room, offering an open-aired space to gather and eat together. In opposite corners of the property are open space for a community garden and potential dog park.
