THE STORY

Objective: Affordable, high-density community that blends with surrounding detached-home bedroom community.

 

Challenges: resolving high density’s large scale with Craftsman surroundings, and upscale quality within constrained financing.

 

  • Podium conceals subterranean parking, and emulates single-family character with pedestrian arrival at curb, progressing to a true back yard. On top, established landscaping with full-scale trees strengthens at-grade concept.

  • Architecture’s asymmetrical massing, well-proportioned verticality, warm palette and faithful detailing honor Craftsman era.

  • Accessible, air-conditioned apartments offer 1, 2 and 3-bedrooms, expansive layouts and private patio or balcony. They include window coverings, appliances, pantries, decks that surpass minimums and valley views for upper floors.  Welcoming households with children, 35% are 3-bedroom.
