THE STORY

  • 64 condominiums designed for difficult terrain. The typography dictated the design of multi-story uphill/downhill homes.

  • The site contains 9 AC of land, including a lake. The density resulted in 7.1 U/A.

  • The Grand Plaza was factored to include retail and restaurants.

  • All homes to have views from the living, dining and master.

  • All home entries and garages accessed from gated spine road at mid-level of site.

  • Scheme B uses a graded solution to increase density.

  • Scheme B.1 uses minimal grading with reduced yield.

  • Home sizes vary from approximately 195 to 240 M2 (1800 to 2600 sf), most having living, dining and master on the same level.

  • The products will have potential for adjusting up or down for grades and view over opportunities.

  • Uphill homes are stacked flats over garages.  The lower unit can have direct access to garage.

  • A potential elevator can mitigate 6.6 to 7.3M vertical difference from garage level to upper unit.

  • Downhill homes are duplex town homes.  The garage can split 1.5M up or down from upper level of town home.  These homes will tend to have flat roofs to allow over views from uphill homes, perhaps with roof deck enhancements.
