Objective: Affordable, high-density community that blends with surrounding detached-home bedroom community.

Challenges: resolving high density’s large scale with Craftsman surroundings, and upscale quality within constrained financing.

  • Podium conceals subterranean parking, and emulates single-family character with pedestrian arrival at curb, progressing to a true back yard. On top, established landscaping with full-scale trees strengthens at-grade concept.

  • Architecture’s asymmetrical massing, well-proportioned verticality, warm palette and faithful detailing honor Craftsman era.

  • Accessible, air-conditioned apartments offer 1, 2 and 3-bedrooms, expansive layouts and private patio or balcony. They include window coverings, appliances, pantries, decks that surpass minimums and valley views for upper floors.  Welcoming households with children, 35% are 3-bedroom.

  • Designed as a vibrant hub, community center features outdoor BBQ, family, media and fitness rooms, kitchen, computer lab and laundry.

  • Outreach services further strengthen community dynamics, and include exercise and financial literacy classes, after-school and scholarship programs, field trips, job finding assistance and monthly parties.

  • Convenience to public transit, health facilities, community services, parks, restaurants, and shopping complete an exceptional residential opportunity.

  • Private/public commitment by City Council and developer honors veterans with a place to live that far surpasses basic shelter, and promotes the pride, liveliness and dignity of true community.
